Just what the doctor ordered at Leeds Infirmary

Project:

Leeds General Infirmary

Objective:

Upgrade of existing hospital central heating and air handling within a large and dated complex to create a far more efficient, responsive and more easily maintained system.

Issues:

Critically, ensuring optimum temperature and air handling control within hospital operating theatres and wards for patients and staff. Time-consuming and costly maintenance of existing system. Minimising disruption over multiple floors, throughout various departments and hospital buildings, the original parts of which were opened in 1869 by the Prince of Wales, the future King Edward VII. Scaling within the existing system causing inefficient and costly system performance.

Solution:

An ongoing central heating system upgrade involving the installation of six MagnaClean magnetic filters across the entire hospital site.

Result:

Immediate system improvement following installation to provide responsive temperature control. Crucially, maintenance was undertaken without the need for costly, disruptive and protracted remedial renovation work to replace the system.

Verdict:

"The MagnaClean units have already been removing high levels of magnetite sludge from the system and this has totally negated the need for far more intrusive and costly maintenance. Central heating boost for social housing

Project:

Cearns House, East Thames Group

Objective:

To provide a more cost-effective means of servicing and maintaining, while at the same time extending the life of, central heating systems in varied social residential developments.

Issues:

As the largest housing association operating in east London and Essex with more than 13,500 homes, East Thames, an RSL, (Registered Social Landlord) has to review maintenance and repair costs in all areas. Central heating system maintenance costs in all properties, particularly older buildings, escalate and require more time and money as the systems age. Replacement of entire systems including associated pipe work is not only extremely costly, but far more disruptive for residents.

Solution:

Adoption of a preventative approach through the installation of MagnaClean to provide continuous, in-line, maintenance.

Result:

Following initial tests, significant sludge deposits have been removed from the system creating improved performance without disruption and the need for system refurbishment. Future monitoring of the system, four times a year, is anticipated to demonstrate a reduction in breakdowns and subsequent call-outs.

Lewisham Homes keep it clean with MagnaClean

Project:

Lewisham Homes - managing and maintaining the council houses and estate owned by Lewisham Council. This includes 13,700 social housing tenancies, 5,100 leasehold properties and the interim management of 3,400 additional properties.

Objective:

1. To reduce the number of central heating breakdowns across the housing stock.
2. To reduce maintenance and breakdown call-outs and subsequent disruption to homes and tenants.
3. To deliver significant budget savings in central heating system maintenance.
4. To extend the life of the system pump, heat exchanger and boiler.

Issues:

Problems with plate heat exchangers which were becoming blocked with black iron oxide sludge and breaking down, was not uncommon at Lewisham Homes. Repairing plate heat exchangers was a challenging and costly task with limited access inside boiler houses and maintenance and repairs taking up to a day to resolve; causing prolonged and unnecessary disruption to homes and tenants.

Solution:

ADEY provided 20 of its MagnaClean Industrial filters to cope with the size and scale of the communal heating system, removing virtually 100% of the offending magnetite sludge. As water passes through the boilers and plate heat exchangers, MagnaClean Industrial filters capture and trap the black iron oxide sludge, removing it from the system permanently. Some engineers believe it is only necessary to flush out the sludge periodically, but MagnaClean provides ongoing heating system protection by preventing particles leeching back into the system water causing the same problems to occur.

Result:

ADEY’s magnetic filtration technology is actively reducing maintenance call-outs and the breakdown of large communal heating systems. Significant sludge deposits have been removed from the system, allowing enhanced central heating system performance, without disruption to homes and tenants.

Verdict:

“With our central heating systems getting older, call-outs and the need for repairs were becoming more frequent and increasingly expensive. We took the decision to replace some of the boilers but realised we needed to take further measures to ensure they stay in good working order for as long as possible. It’s a big investment for any local authority or housing association during a very difficult time when all costs need to be justified, but we’ve found it to be worth it for the savings it brings to both us and our tenants.”

Helping deliver 45% heating bill savings to social landlord

Project:

Hussey’s Almshouses - Sheltered housing for elderly residents, Salisbury, Wiltshire

Objective:

To restore reliable, efficient and cost effective ongoing maintenance to a boiler room which was failing to keep residents warm and eventually broke down.

Issues:

Failure of the system to maintain adequate temperatures during cold spells. Total system failure during Britain’s coldest winter for 31 years subjecting residents to extremes of cold.

Solution:

Following inspection, a magnetite blockage was causing the system to become increasinly inefficient. The system was flushed improving performance and a MagnaClean® Industrial installed to protect the system from a further build-up of black iron oxide sludge. This prevented the same problems occurring the following winter.

Result:

Immediate removal of the offending sludge from the heating system at one of the oldest sheltered housing providers in the country. This has almost halved the social landlord’s heating fuel costs following the overhaul and installation of the MagnaClean for ongoing maintenance and protection.

Verdict:

“Residents are benefitting from reduced heating bills, improved comfort with better radiator performance levels and improved control over the system. In fact, since the plant room upgrade was completed in June 2010, we’ve managed to identify a 45 per cent fuel saving, and the return on investment will continue to grow as the MagnaClean technology protects against further problems. Magnetic filtration has proved so successful that the technology has also been installed at another five of our sites and we’re planning to extend this to a further six properties in the future.”
